Green roof and environmentally friendly waterproofing application

In the construction sector, environmental impact usually brings the material itself to mind. Yet the largest single item in a building's environmental balance sheet is usually this: work that is renewed early, stripped out and sent to landfillThe total impact of a coating renewed every five years is significantly higher than that of a coating lasting twice as long.

In this article we address the practical ways of reducing environmental impact: what to look at when choosing products, repairing while preserving the existing structure, reducing stripping out and debris, and the gains during the building's operational life.

What to Look At When Choosing Products

  • VOC content. Volatile organic compounds are released into the air during application; they directly affect indoor air quality and the health of the applicator. Water-based and low-VOC products make a marked difference, particularly in enclosed spaces.
  • Solvent-free systems. Many epoxy and polyurethane systems are today produced in solvent-free formulations; odour and emissions are considerably reduced.
  • Product documents. The declaration of performance, safety data sheet and, where available, environmental product declaration should be requested. These documents make the claims verifiable.
  • Health certification. A certificate of health suitability is essential in potable water and food contact applications.
  • Local supply. Transport distance is an item not to be overlooked in the total carbon impact.
  • Packaging and waste. For two-component products where the mixing ratio is critical, correctly sized packaging reduces waste.

The Most Effective Approach: Not Stripping Out

Stripping out a building element produces far more impact than putting a new one in its place: the labour of removal, hauling debris, landfill and the production of new material. That entire chain can usually be avoided by repair.

  • Renewal of floors without stripping out: Micro concrete and similar thin-layer systems can be applied without removing the existing tiles or screed.
  • Making use of the existing concrete: Floor polishingturns the existing concrete into the final surface without adding any new material at all.
  • Cutting off water without breaking out: Injectionstops an active leak without breaking out the wall.
  • Strengthening while preserving the structure: Carbon fibreprovides an increase in capacity without enlarging sections and without vacating the building.

What these approaches have in common is that they preserve the material and energy embodied in the existing structure. In the sustainability debate, this is usually where the most tangible gain lies.

Long Life = Low Impact

The environmental performance of a product should be measured not by its impact at the production stage but by that impact divided by the number of years it serves. This view changes the choice of material.

For example, in a food plant washed with hot water, while a standard epoxy coating is renewed every few years, a correctly chosen polyurethane concrete system serves for far longer. The option with the higher unit cost can have lower impact both economically and environmentally.

The same logic applies to waterproofing. A membrane left exposed to the sun without a protection layer ages early and has to be renewed. The protection layer is a small item in the initial investment but it extends the life of the system significantly. For an overview see waterproofing page.

Gains During the Operational Period

Some applications not only reduce their own impact; they also lower the building's consumption during its operational life.

  • Light-coloured roof surfaces. Light-coloured membranes that reflect sunlight lower the roof surface temperature in summer, which reduces the cooling load. Light-coloured types of PVC and TPO systems are preferred for this purpose.
  • The indirect effect of waterproofing. Thermal insulation that gets wet loses most of its insulating property. By keeping the thermal insulation working, waterproofing indirectly protects energy consumption.
  • Light-coloured interior floors. A bright floor increases the perceived brightness of the space and lowers the lighting load.
  • Green roof installations. It delays rainwater run-off, protects the waterproofing from UV and temperature differences and reduces the urban heat island effect. However, the waterproofing beneath it must be of a root-resistant type.
  • Ease of maintenance. A seamless surface that is easy to clean consumes less water and fewer chemicals.

Being Verifiable

Environmental claims mean nothing unless they are verifiable. When assessing the environmental credentials of a product or an application, asking these three questions is enough:

  1. Is there documentation? Can a declaration of performance, safety data sheet, environmental product declaration or relevant certificates be produced?
  2. Has a measurable value been given? The phrase "environmentally friendly" cannot be measured; VOC content or expected service life can.
  3. Has the whole picture been assessed? Even if the product itself is low impact, have the surface preparation it requires, the stripping out and the frequency of renewal been included in the picture?

Frequently Asked Questions

Are water-based products as durable as solvent-based ones?

In many applications, yes. Water-based formulations have developed markedly in recent years and give performance comparable to their solvent-based equivalents in many interior applications. However, in heavy chemical exposure and demanding external conditions, assessment on a product-by-product basis is still required.

Why does VOC matter?

Volatile organic compounds are released into the air during application and drying; they reduce indoor air quality and affect the health of the applicator. In enclosed spaces, schools, hospitals and homes, choosing a low-VOC product is a direct health decision.

Which is greener, repair or replacement?

Repair generally has lower impact because it preserves the material and energy embodied in the existing structure. But if the repair is going to be short-lived and repeated every few years, the equation changes. The decision should be made on the basis of expected service life.

Can a green roof be installed on any building?

No. Additional load-bearing capacity, a drainage arrangement and root-resistant waterproofing beneath are required. Work carried out without these conditions being met damages both the structure and the waterproofing. On existing buildings a structural assessment must be made first.

Does a light-coloured roof really make a difference?

It gives a measurable reduction in surface temperature, which reduces the cooling load in summer. The size of the effect depends on the climate, the roof area and how the building is used. The clearest benefit is seen in industrial buildings with large roofs.

Does using certified products increase the cost a great deal?

The unit price of documented products can be somewhat higher; but the difference is generally limited within the total project cost. In return, certification provides assurance both of compliance and in any disputes that may arise later.
